The Building Process
Building your new house is a very complex undertaking comprised of many different materials and systems as well as a long, varied list of tradesmen and workers. In order to efficiently coordinate the work, each new home we build goes through a set sequence of tasks and installations. We encourage you to understand the process and watch your new home take shape. We have grouped these tasks together in stages so that you can easily follow the process with a sense of how your new home is being built. Please note that all of these steps are weather permitting.
The Stages of Construction Foundation Stage
The following tasks are completed at this stage:
- Homesite excavated
- Footing form boards are set up
- Footing Inspection
- Footings Poured
- Stem Walls are built
- Stem Wall Inspection
- Stem Walls Poured
- Install Wet Utilities (Sewer and Storm Lines)
- Sewer Line Inspection
- Install Dry Utilities (Power, Gas, Cable and Phone)
- Backfill interior and exterior foundation
Framing
The following tasks are completed at this stage:
- First Lumber Drop Occurs
- Roll First Floor Joist
- Sheet First Floor
- Build First Floor Walls
- Second Lumber Drop Occurs
- Roll Second Floor Joists
- Sheet Second Floor
- Build Second Floor Walls
- Third Lumber Drop Occurs
- Truss' are delivered and installed
- Sheet roof truss'
- Install Windows
- Roof House with Architectural Comp Shingles
- Shear Inspection
- Install Exterior Door(s)
Pre-Sheetrock
This is the last stage of “Rough Construction.” The following tasks are completed at this stage before Harbour Homes can start the “Finish Stages” of your new home:
- Siding Lumber Drop and Works Begins
- Plumbing Rough in Complete
- HVAC Rough in Complete
- Install Fireplace(s)
- Electrical Rough in Complete
- Low Voltage Rough in Complete (if applicable)
- Frame Inspection
- Insulation Inspection
- All Rough In Inspections Complete
Sheetrock
This is the beginning of your “Finish” stages of construction. The following tasks are completed at this stage:
- Load Sheetrock
- Hang Sheetrock
- Tape/Mud Sheetrock
- Final Coat of Mud
- Sand Final Coat of Mud
- Install Insulation in Attic
- Spray Vapor Barrier over Sheetrock
- Spray Texture
- Paint Interior
- Pour Garage Slab
- Install Garage Doors
- Paint Exterior (weather permitting)
Interior Trim Stage
The following tasks are completed at this stage:
- Electrical Trim Complete including Light Fixtures
- Install Cabinets and Doors
- Hard Surfaces Complete (Vinyl, Tile, Laminate, etc.)
- Plumb Trim Complete
- Heat Trim Complete
- Fireplace Trim Complete
- Mirrors and Shower Doors Installed
- Wire Shelving Installed
- Carpet Installed
Finish Stage
- Deliver and Install Appliances
- Finish all millwork including stair systems (if applicable)
- Install Interior Package (Door Knobs, Towel Bars, Door Stops, etc.)
- Install Gutters
- Pour all Exterior Flatwork (Driveways, Patios, Walkways, etc.)
- Install Exterior Masonry
- Install all Wood Front and Back porches
- Install Landscaping
- Final Inspection Complete
- Final Drywall and Paint Touch Up
- Final Clean
Quality Assurance
Before Harbour Homes can present your home to you it must first pass our internal quality assurance inspection. The following tasks are completed:
- All contract items are installed per your construction order
- Internal Quality Assurance Inspections completed
- All items on the inspection report have been completed, re-inspected and the home has been approved for customer presentation
Your home is now complete!
Homeowner Orientation
Customer Service will now present your new home. During the Homeowner Orientation , you will have a demonstration of all your new home features. You will have the opportunity to ask questions and discuss concerns you may have regarding your home.
